Buyers Are Back: What I'm Seeing Across San Mateo County This Summer header image.

Summer is often thought of as a slower season for real estate. Families are traveling, school is out, and many people assume the market takes a breather.

This year, that hasn't been my experience.

Across San Mateo County, buyer activity has remained remarkably strong. In fact, while the number of homes available has stayed relatively steady, the number of homes actually selling has increased noticeably over the last several months. Buyers who paused earlier in the year appear to be re-entering the market, creating healthy demand while keeping prices relatively stable.

To me, that's one of the most encouraging signs we could ask for.

Rather than seeing rapid price swings, we're seeing a market that's driven by well-qualified buyers who know what they want and are prepared to act when the right home comes along. Homes that are priced correctly and thoughtfully prepared continue to perform exceptionally well.

A great example is my recent listing at 908 Corona Drive in Pacifica, which sold in just 11 days for $1,550,000, or approximately $1,490 per square foot. While every property is different, this sale reinforces something I talk about often: preparation matters. Strategic pricing, professional marketing, and presenting a home at its very best continue to make a meaningful difference.

One advantage my clients have is access to Ascend, an exclusive Christie's Sereno program that allows eligible sellers to invest in preparing their home before it hits the market without paying those costs upfront. Sellers can access up to $50,000 to cover improvements, staging, repairs, and other listing expenses, with repayment deferred until closing. For many homeowners, that removes one of the biggest obstacles to maximizing their home's value.

As we move through the second half of the year, I expect well-prepared homes to continue attracting strong interest.
