San Mateo County Market Update - August 2023
Autumn is here.
With the arrival of the fall market, more inventory trickled in at the end of August (401 new listings, vs 340 new listings in July). Most of the new inventory that entered was absorbed as quickly as it came to market with August seeing 316 sold listings (compared to 278 in July). Thought the overall average sales prices did increase slightly, the median price per square foot, sales to list price ratio, and days on market have all softened. Compared to last year, there’s been a steady downward trend in prices from this time last year, but it hasn’t gotten any lower than in May 2023.
Our data is based on averages for Single-family homes sold in San Mateo County over the last 90 days (June-August 2023). This data was gathered on September 1, 2023.
