San Mateo County Market Update - June 2026
The Spring Market Sent a Clear Message: Buyers Are Ready to Act
As we close out the spring selling season, one thing has become increasingly clear across San Mateo County: motivated buyers are still very much in the market.
In fact, for the best homes, competition has been remarkably strong.
Throughout the spring, we watched desirable properties in markets like Burlingame, Hillsborough, Palo Alto, and throughout the Peninsula attract multiple offers and achieve exceptional results. In some cases, homes sold hundreds of thousands—or even more than $1 million—over their asking prices.
At the same time, we're beginning to see encouraging signs in segments of the market that had softened over the past few years. The condo market, for example, showed meaningful improvement this spring. Median sales prices rose significantly compared to this time last year, and homes sold more quickly as buyers regained confidence.
The takeaway isn't that every home is flying off the market.
It's that buyers have become highly selective.
Today's buyers know what they want. They are willing to compete aggressively for homes that are move-in ready, thoughtfully updated, well-marketed, and priced appropriately. But they are also quick to pass on properties that aren't positioned correctly.
That's why preparation matters more than ever.
Summer is one of the best times to begin planning for a future sale. While many homeowners focus on when they want to move, the most successful sales often begin months before a property officially hits the market. Completing improvements, addressing deferred maintenance, and developing a strategic marketing plan early can have a significant impact on your final outcome.
One of the biggest concerns I hear from homeowners is, "How do I buy my next home before selling my current one?"
Fortunately, there are solutions.
Through Christie's International Real Estate and the Ascend Program, qualifying homeowners may have access to up to $50,000 to help prepare their home for sale or bridge the financial gap between buying and selling. The goal is simple: remove obstacles and create flexibility during what can otherwise feel like a stressful transition.
I recently helped clients purchase a beautiful ranch-style home in American Canyon before selling their home in Pacifica. Through careful planning, we secured their next home first, negotiated several weeks of free rent-back after the sale of their existing property, and created a much smoother move than they initially thought possible.
The lesson from this spring market is simple: success isn't about trying to perfectly time the market. It's about having the right strategy and being prepared when opportunity presents itself.
What This Means for Sellers
If you've been considering a move in the next 6–12 months, now is the time to start planning. The strongest results are going to homes that show well, are priced strategically, and launch with a comprehensive marketing plan behind them. Buyers are paying attention—and they're willing to act when the right home comes along.
What This Means for Buyers
Don't let headlines convince you that every home is selling for well over asking. While competition exists for the most desirable properties, opportunities remain for prepared buyers who understand their budget, know their priorities, and can move decisively when the right home appears. Working with a local expert who understands neighborhood-level trends can often make the difference between winning and missing out.
Whether you're thinking about buying, selling, or simply exploring your options, understanding your position in today's market is the first step toward making a confident decision.
